Seattle homeowner guide

Active water leak, sewer backup or gas smell?

An active supply leak and a sewer backup need different first steps. For a leaking sink or toilet connector, use the fixture shutoff if it is accessible and turns without force. If that does not stop the water, use the home's main shutoff only if you can reach it safely. Do not enter standing water near outlets, appliances or an electrical panel.

For sewage rising through a shower or floor drain, stop using toilets, sinks, dishwashers and washing machines. Shutting off the water supply does not remove wastewater already in the drain. Keep people and pets away from the contaminated area. If you smell gas, leave the building without operating switches or making calls inside; call 911 or the gas utility from a safe location. A plumbing appointment is not a substitute for emergency gas response.

Seattle houses and apartment buildings need different shutoff plans

In a detached home, tell the plumber whether the leak is in a basement, crawlspace, garage or finished ceiling. In a Capitol Hill apartment, Belltown condo or downtown tower, notify building management as well: the affected valve or drain may serve more than one unit. A building-wide shutdown should be coordinated by the responsible building representative, not attempted by an individual resident.

Give the exact address, unit number, entry instructions and a callback number when you call. Mention whether water is still flowing, whether several drains are affected and whether the property has a usable cleanout. Ask for the current arrival estimate, call-out charge and what the emergency visit includes before agreeing to dispatch.

Stabilization is not always the permanent repair

An emergency visit may first isolate a damaged branch, temporarily cap a pipe or clear a blocked drain. Once the immediate hazard is controlled, ask what failed and whether further inspection is needed. A recurring sewer backup, for example, can require a camera inspection even after flow has been restored. Request a separate written scope for follow-up repairs, permits and any wall or floor restoration.

Details to have ready when you call

  • Where is the water appearing, and is it still flowing?
  • Are one or several fixtures affected?
  • Can the shutoff be reached without entering a wet electrical area?
  • Does a landlord or building manager need to authorize access?

Questions Seattle homeowners ask

Do you really answer at 3am?
Yes. The line is staffed 24/7 and a live person picks up, not a voicemail box.
What should I do before the plumber arrives?
Use an accessible fixture or private main shutoff only if it is safe to reach. Do not enter standing water near electrical equipment or approach a wet electrical panel. For a sewage backup, stop using water and keep people and pets away. If you smell gas, leave and call 911 or the gas utility from a safe location.
Is there an extra charge at night?
After-hours call-outs carry a dispatch fee, quoted to you on the phone before we come out. The repair price is quoted on site before work starts.
